Once you have made the decision to construct your dream home Lupe and our team will sit with the homeowner to discuss their homebuilding needs and what they expect in their custom home. The initial step is to locate your lot or discuss your current lot orientation to ensure that the design and layout of the home is everything you anticipated it to be. Our team will give ideas, design concepts, and assist in their preparation for building their home. We always recommend that your lot be selected before any preliminary meeting with the design or architectural firm is set.

In order to proceed forward with a construction of your dream home we must first get approved for a construction loan. The lender will require documentation to verify and substantiate your employment, credit and financial situation to assure that you have the ability to repay the loan. This documentation may consist of tax returns, recent pay stubs, bank statements, verifications of employment, bankruptcy papers and any other information the lender deems necessary.We will coordinate your mortgage financing with one of our preferred lender and we will act as an intermediary between you and the lender. Understand that the entire loan process typically takes between three and four weeks, possibly longer, depending on the particular circumstances of the loan. Loans for self-employed people, people with poor credit, or people with unusual circumstances often take longer because of the additional documentation required.Realize that once the loan is approved, the loan papers will be sent to the escrow/title company or your attorney. Once these documents are prepared, the escrow officer or attorney will contact you to set up an appointment for you to come in and sign your papers.Expect to wade through and sign a mountain of papers. Understand that from the date you sign your papers, it will be another two or three days until the loan is funded, which is when the money is transferred.Know that the loan will close, or record (with the county), one or two days after the loan has been funded. Once the loan is recorded, the transaction is complete!!!!!!

We will meet with the designer or architectural firm to discuss the layout, design,home orientation, sun orientation, tree topo, home site specifics, and finish out details of your desired home. Client can present ideas of floor plan examples or magazines of ideas of what total square footage, number of rooms, number of baths, outdoor living, pools, etc. We will be on hand to give our homeowners insights and aid in providing them with an exclusive plan tailored for the homeowner and their property.We will also stress the importance of working with our team thru this stage to ensure that we keep the plan within budget. We encourage our clients to provide as much info as possible at these meetings to ensure that our design team has as much info and visual insights to the style, type, layout, and finish out details that you envisioned in your dream home.


Construction Allowances

Our team will sit down with homeowners and discuss their product selection and allotment for their home. We will discuss details of specifications, interior selections, cabinets, doors, colors, counter tops, etcWe provide homeowners with a product selection specialist to assist in all product selections throughout the building process to make building an exciting and pleasant transition. We will also provide you with supplier locations for the home selections. In addition, if chosen our designers will meet with client to help them complete the selections process.


Cost Proposal

Once we have finalized your architectural set of plans we require a minimum of 7 days to price out and establish a final price of construction. We will jointlyreview cost proposal and specification allowances. If price doesn’t meet Client’s budget we will reevaluate your specifications and rebid the project accordingly. Once we have collectively agreed on the cost of project the next step is going to contract. Please note that our final cost proposal is guaranteed for 30 days.


Finalize Plan

We will meet with homeowner and discuss final designed plans thus giving us more understanding to the style of your home and finish out you envisioned in your dream home. We will provide homeowner with final blueprints that both Lupe and homeowner have come to an agreement on. Once all agreements and revisions have been completed we begin the construction contract.


Construction Contract

The construction contract is a legally binding agreement between two parties on the details and cost of a construction project. The construction contract includes three basic elements: project scope, schedule of work and payment details. The project scope is a statement of exactly what construction work is included in the contract. Both parties must agree that this section provides an exact representation of the required work. The process for inspection and quality assurance will be provided here.The payment details section includes the total project cost and payment dates. A deposit of no more than five percent of the total costs is provided at the start of the project with L Nunez Signature Home.

Our team will now begin to build your dream home. We will discuss the overall construction process and provide you with a project schedule to identify milestones throughout the construction process. We welcome you to visit the job site to view progress and to contact us regarding any questions you have during the process. You will be assisted throughout the process with the selection process for your home by our design and selection team.


New Home Walk Thru

Before you go to closing on a new home, you and our team will do a walk through to conduct a final inspection. The walk-through provides an opportunity for you to spot items which may need to be corrected or adjusted, and it allows you to learn about the way your new home works. We will use the walk through to educate the buyers about the operation of the house’s components, the responsibilities for maintenance and upkeep. We will make ensure that you are comfortable working all the components of your new home.

Your home is what is most important to us and therefore we stand behind our product and provide your new home with a ProHome Builder Limited Warranty, which includes one year coverage for specific defects in workmanship and materials. Please review the limited warranty and performance standards provided by our team for specific details of coverage included with the purchase of your new home.
